FED Functions As Your Design/Builder
For a better understanding of the time frame for pre-constructions through construction see our timeline. This will help you plan for your meetings with us, groundbreaking and everything until the final project. The timeline below outlines the typical design/build process when working with FED. The time frames could vary based on the size and scope of your project.
STEP 1: THIS TYPICALLY TAKES 3 WEEKS.
SELECT A PARTNER
You begin the search for a design/build company that you are comfortable working with based on the company’s experience and reputation.
STEP 2: THIS TYPICALLY TAKES 3 DAYS.
SHARING YOUR VISION
Meet with your selected company, FED, to share your vision and goals with FED so the preliminary design process can begin.
STEP 3: THIS TYPICALLY TAKES 1 WEEK.
A FIRST LOOK
FED would then create basic floor plans based on your needs, for square footage and building type. This will help establish the master plan and phases of construction for the project.
STEP 4: THIS TYPICALLY TAKES 4 DAYS.
ESTABLISHING A BUDGET
Basic floor plans will able be used to establish a budget for the project that we will work within.
STEP 5: THIS TYPICALLY TAKES 2 WEEKS.
THE PERFECT LOCATION
With basic floor plans and a budget established you can now begin looking for suitable property (if needed) and secure financing.
STEP 6: THIS TYPICALLY TAKES 3 WEEKS.
WHAT WILL THIS COST
Once property and financing has been secured, final pricing can be determined through FED.
STEP 7: THIS TYPICALLY TAKES 1 MONTH.
A BUILDING EMERGES
FED would then have working drawings completed based on design and usage knowledge from industry leaders that fit your project scope and budget.
STEP 8: THIS TYPICALLY TAKES 1 WEEK.
In this stage, final drawings and project budget/cost will be confirmed. You will also move forward with purchasing property (if needed) and financing.
STEP 9: THIS TYPICALLY TAKES 2 WEEKS.
THE PERMIT PROCESS
Final drawings will be submitted to local and state authorities to receive site plan approval, building permits, etc.
STEP 10: THIS TYPICALLY TAKES 2 WEEKS.
Long lead time project components are ordered: metal building or other structural systems, mechanical and electrical service equipment, etc so that they will be ready for delivery when construction proceeds.
STEP 11: THIS TYPICALLY TAKES 1 DAY.
Approvals received from local and state authorities. FED breaks ground on your project.
STEP 12: THIS TYPICALLY TAKES 1.5 WEEKS.
Project construction will begin with installation of underground utilities, site and foundation work.
STEP 13: THIS TYPICALLY TAKES 1 MONTH.
Previously ordered long lead time materials like the structural system arrive and installation begins.
STEP 14: THIS TYPICALLY TAKES 3 WEEKS.
ROUGHING IT IN
As the building structure takes shape we move forward with roof, walls, mechanical, electrical and plumbing.
STEP 15: THIS TYPICALLY TAKES 2 WEEKS.
Your building is now enclosed and finish work on all the details begin.
STEP 16: TYPICALLY AFTER 30 WEEKS, THE JOB IS COMPLETE!.
IT IS DONE!
FED receives the certificate of Occupancy and you can now use your new building.
